Your Legal Obligations as a Landlord
Under the Gas Safety (Installation and Use) Regulations 1998, every landlord who lets a property with gas appliances must have those appliances inspected by a Gas Safe registered engineer every 12 months. The resulting Gas Safety Certificate — known as a CP12 or Landlord Gas Safety Record — must be provided to existing tenants within 28 days of the inspection, and to new tenants before they move in. You must keep records of each certificate for at least two years. Failure to comply is a criminal offence carrying an unlimited fine and up to six months in prison.
What We Inspect
Our Gas Safe engineers carry out a thorough inspection of every gas appliance in the property — including the boiler, gas fires, cookers, hobs, and any other gas-fired equipment. For each appliance we check: safe and correct operation, absence of gas leaks, adequate and unobstructed flue and ventilation, correct function of all safety devices, and no signs of carbon monoxide risk. We'll advise you of any remedial work required and can carry out most repairs on the same visit, minimising disruption to your tenants.
