- Gas pressure and flow rate check — confirming the boiler is receiving the correct gas supply
- Combustion analysis — measuring flue gas composition to verify efficient and safe combustion
- Pump and controls check — testing that the pump, thermostat, and safety devices operate correctly
- Inhibitor level check — testing the central heating water for adequate corrosion inhibitor concentration
- Seals and gaskets inspection — replacing any that show signs of wear before they fail
At the end of the service, the engineer should provide a service record — either a physical certificate or a digital record — confirming the work carried out and any observations about the system's condition.
Why Annual Servicing Matters
Safety
The most important reason to service your boiler regularly is safety. A faulty boiler can produce carbon monoxide — a colourless, odourless gas that is potentially fatal. Cracked heat exchangers, blocked flues, and incomplete combustion are all detectable during a service but invisible to the untrained eye. If you have just moved into a property with an existing boiler, arrange a service as soon as possible regardless of when the last one was carried out. There is no way to know the service history or condition of a boiler you have inherited.
What About Landlords?
Landlords have a legal obligation under the Gas Safety (Installation and Use) Regulations 1998 to arrange an annual gas safety check (CP12 certificate) for all gas appliances in rented properties. While a gas safety check is not the same as a full service, most engineers recommend combining both in a single visit to ensure the boiler is both safe and operating efficiently.
